This aspect of BIM is the key item that is missing in today’s construction project workflow, especially during design development and construction documentation phases when the whole effort and focus is to get to permit set and bid the project at the earliest. Although permitting and bidding are essential parts of the process, they often overtake and overshadow the collaboration effort. Different design teams start working on their own to meet the  deadlines set to achieve the permit and bid sets without proper coordination.

Sirisha Lakshmi Karnam, P.E.

Mrs Karnam is a Senior Project Manager with a proven track record of successfully delivering outstanding projects in the first15 years of her exceptional career. She also was a key member of one of the most prominent engineering firms in Florida where she grew from project engineer to project manager and to department head prior to venturing into her own consulting engineering endeavor. Her duties included energy studies, developing value engineering alternates, writing specifications and selecting systems, and managing costs for projects. Her success in many projects are an example of her know-how when it comes to mechanical engineering and a sample of her work can be appreciated by knowing she was the lead mechanical engineer in the following:

Javier Gomez

​Mechanical Engineer with over fifteen years of experience in hi-rise and low-rise multifamily residential, hospitality, and office buildings. Mr. Gomez strength lies in the supervision of construction of HVAC works by reviewing submittals and providing on-site engineering solutions for client. Mechanical design responsibilities include preliminary design, concept documentation, and execution of applicable measures; equipment selection; BIM and 3D model development and management; 2D contract drawing preparation. He was involved in designing many projects through the production of working drawings, including site visits, meetings and punch lists, shop drawing review, specifications and selection of equipment directly under the auspices of the partners of one of the most prominent firms in the Ft Laudedale area.

Carlo Marzot

Mr. Marzot’s engineering career spans more than fifty years. Specializing in high-rise and hotel design engineering, he has pre-construction and construction experience with both domestic and international companies. His extensive knowledge covers all phases of engineering, management, and problem solving. His communication skills demonstrate aggressive, solution oriented engineering and construction responses to new business development and changing market conditions.

Mr. Marzot was the Senior Mechanical Department Manager at Steven Feller P.E. for several years. He had full authority and primary responsibility for the management of multiple engineering project teams to ensure work was properly planned and managed to achieve client satisfaction and firm performance objectives. His responsibilities included: project scope definition, design and construction budgets, staff scheduling and recruitment, and technical design. The firm was dedicated to explore and implement new technologies, many of which have now become industry standards such as access floor electrification, occupancy sensor lighting, electronic sub-metering, heat recovery systems, thermal storage water systems, under-floor air conditioning systems, and LEED® certification.

Mr. Marzot participated in the development of Hotel Standards for Sheraton, Accor International, Inter- Continental Hotels and Mandarin Oriental.

Michael Torrey - CIPE

Mr. Torrey's plumbing engineering career spans more than forty years many of them spent as Head of the Department in one of the most succesful engineering company in Florida, Steven Feller P.E. Widespread experience with extensive hands-on knowledge in successfully managing large scale, complex and diverse project types requiring significant planning and coordination with Architects and Developers. Specializing in hi-rise luxury multifamily residential, hospitality, hi-rise and low-rise commercial office buildings, mixed-use complexes, hi-end commercial retail, high-end custom homes and single family residential, health care and sport facilities design engineering, he is well regarded in the industry and continues to be involved as a consultant with former Clients in South East Florida who value his expertise and judgement when it comes to plumbing design. His experience in the Florida market can only be summarized and appreciated in the list of prominent projects he has been involved: Armani Casa, Porsche Design Tower, Icon Las Olas, Panorama Tower, St. Regis Resort, Acqualina, Auberge, 4 Season Resort, Ritz Carlton Hotel and Residences, to name a few.

xcelmep.com has joined the BIM services industry bandwagon with a vision to identify and eliminate the root causes for construction delays and cost overruns in the construction project lifecycle and become the BIM arm of the developers for integrated project delivery connecting the four C’s that form the foundation of the building project.

 

Generally, large and small BIM service companies work with General Contractors or their sub-contractors. They typically undertake 2D to 3D conversions of projects that were either designed using 2D or a poorly coordinated Revit model. This task mostly undertaken by the General contractors with the help of their sub-contractors, is done to coordinate and accurately estimate the cost of the project. But by the time this happens, a lot of valuable time is already spent in the design process and the coordination errors pointed out by contractors with the help of Revit models only result in Request for Information questions and Potential change orders.

 

If these 2D to 3D conversions or better coordinated models happen immediately after a 100% Design development set is issued by the design team, the bid set of drawings can be based on a better coordinated set of drawings extracted from a Revit Model. Revit also has the capability to extract schedules of Bill of Quantities. This feature if used at the right time for a right model result in accurate cost estimation that is based on prescribed quantities instead of a set of drawings.

 

The target customers for xcelmep.com are real estate developers and owners, directors of real estate development, vice presidents of construction, presidents, or CEOs who want to increase productivity and reduce costs in their construction project life cycle. Value engineering is an organized attempt aimed at studying, comparing and analyzing all activities of a plan since the initial thinking through the implementation phases to realize the lowest cost and reducing design and construction time. The aim of this process is to eliminate or modify anything that causes unnecessary costs, without compromising essential functions. Value engineering combined with peer review, is an ever developing approach to the  succesful implementation of a profitable project by increasing the development of technology and eliminating the portion of costs that do not play a role in promoting quality in terms of unnecessary costs.
